A granny flat that fits smaller New Zealand sections
Not every property has room for a large second dwelling. At 8.8m x 3m, the 25S is one of the most compact fully self-contained homes in our range, with its own bedroom, living area, full kitchen, bathroom and laundry. That makes it a practical granny flat for suburban backyards, narrow sections and properties where space is tight.
Multi-generational living
The 25S gives an ageing parent, adult child or relative a home of their own just steps away, with a separate bedroom and full kitchen so they can live independently while staying close to family. It is also an easy way to keep everyone together without the cost of a bigger house.
Backyard rental income
Because it is fully self-contained, the 25S can also work as a long-term rental or short-stay accommodation, helping to offset your mortgage or the cost of the unit itself.
Consented and simple to set up
Unit2Go builds council-consented transportable homes. At under 70sqm, the 25S may fall within New Zealand's 2026 granny flat rules, which can allow a small standalone dwelling to be placed without a standard building consent if you notify your council and meet the Building Code. District plan and resource consent rules still apply, so check with your council first. See our granny flats and new consent rules page for more.
The 25S is built off-site, delivered by our own team and can be blocked level or placed on piles. Its 3m width and compact length make it easier to get down driveways and into backyards than a larger unit, and where the truck cannot reach, a digger or crane can help position it. A site assessment will confirm what your property needs.
Frequently asked questions
Will a granny flat fit on a small section in New Zealand?
Often, yes. The 25S has a footprint of 8.8m x 3m, so it suits many suburban and smaller sections. You will still need to meet your district plan's setback and site coverage rules, so it is worth checking these with your council or our team before you order.
Do I need consent for a granny flat in NZ?
It depends on the size, location and use. Under the 2026 rules, some standalone dwellings up to 70sqm can be placed without a standard building consent, but council notification and district plan rules still apply. Unit2Go can guide you through what your property needs.
