From July 2019 properties that are rented out will need insulation. This includes any outbuildings that are rented and regularly used as a sleepout or office space. So from 2019, it will be necessary to have insulation in transportable buildings if they are used for rental purposes.
This means that if you use transportable buildings to rent out as a second income or rent out to onsite workers you may be liable. You may be liable even if you use a sleepout for a family member or have a granny flat if you act as a landlord to that person.
You should fit insulation in your transportable building anyway
Even if you don’t need to meet the new requirements for landlords, it makes sense to have insulation in any outside dwelling on your property that is used regularly.
- Insulation helps to keep the building warm and dry and reduce the likelihood of mould and mildew. This can reduce health-related issues such as respiratory problems and allergies.
- Keeping your transportable building warm and dry also helps to protect the building itself by reducing the likelihood of rot or damp spreading.
- Lastly, insulation can reduce heat loss. So if you use your transportable home all year round it will likely cost less to heat during colder months.
