Best Affordable Tiny Homes in New Zealand for Families

Tiny homes have become one of the most practical ways for New Zealand families to get a home of their own, or more space on land they already have, without the cost and wait of a traditional build. But "affordable" means different things depending on how many people you need to fit, how you plan to pay, and what your site needs. This guide compares Unit2Go's family-friendly transportable homes on the three things that matter most: total cost, finance flexibility and how well each one works for family life.

Comparing total cost, not just the sticker price

The home price is the biggest number, but it is not the whole budget. When comparing options, add up:

  • The home itself, built and finished in our yard.
  • Delivery and placement. We deliver across the North Island with our own truck, trailer and team. Smaller units have a modest minimum delivery charge, while larger homes are quoted for your site.
  • Site preparation. A reasonably flat, stable site often needs little work, as the home can be blocked level. Sloped or soft ground may need piles.
  • Services. Connecting power, water and wastewater, or setting up tank water and a septic system on a rural section.
  • Consents and council fees, which depend on the size of the home, how it will be used and your district plan.

Larger homes generally cost more to deliver and place, so the gap between a two bedroom and a three bedroom model is usually a little bigger than the price list suggests. Our transportable home cost and finance guide goes through each of these in more detail.

Comparing finance flexibility

Unlike a traditional house, every Unit2Go model can be bought with our in-house finance, with terms of 8 or 10 years and a weekly repayment. That means the deciding question for many families is not "what can we afford to buy?" but "what weekly payment works for us?" Deposits vary by model, with smaller homes needing a much lower deposit than our larger three bedroom options. The current weekly payment, term and minimum deposit for each home are shown on its product page, and you can apply online through our finance application.

Families can also pay cash, use bank lending, or combine savings with finance. Some banks are more cautious about lending on transportable homes, so if you plan to use a bank, talk to them early.

Comparing family suitability

Long Cabin

At 31m² with internal dividers, the Long Cabin is not a full family home on its own, but it is one of the most affordable ways to add a bedroom, a teenager's space or room for a returning adult child on a property you already own.

Compact Two Bedroom Cabin (40S)

The most affordable two bedroom option. Separate sleeping and living areas, a full bathroom and built-in laundry make it a genuine first home for a young family.

Two Bedroom Cabin Special Edition (50SE)

An extra 10m² over the 40S goes mostly into living space, which makes a real difference once children are older and everyone is home at the same time.

Three Bedroom Family Cabin (60C)

Three bedrooms, a full kitchen, bathroom and laundry, with living and sleeping zones kept apart. For most families with two or three children, this is the sweet spot of space and price.

Large Transportable House

Two double bedrooms and a single, a separate living area and a full-sized kitchen. A good fit for larger families, or for a home that may later become a minor dwelling or income property.

Three Bedroom Premium Tiny Home (70G)

Our largest family model at just under 70m², with a true three bedroom layout, open-plan living at the centre of the home and finishes chosen for exposed coastal and rural sites.

Which one is right for your family?

As a rule of thumb, a couple with one young child is well served by the 40S, a family of four by the 50SE or 60C, and a family of five or more by the Large Transportable House or 70G. If you are adding space to an existing home rather than buying your main home, the Long Cabin is often enough. Every model is built in New Zealand by a team with more than 16 years of experience, and can be customised with options like a heat pump, dishwasher or French doors.

Frequently asked questions

What is the most affordable tiny home for a family in New Zealand?
For a family needing two bedrooms, the Compact Two Bedroom Cabin (40S) is our most affordable option. For three bedrooms, the Three Bedroom Family Cabin (60C) and Large Transportable House are the most affordable. Remember to budget for delivery, site preparation, services and consents on top of the home price.

Can we buy a family tiny home with a small deposit?
Yes. Unit2Go's in-house finance lets you pay off your home over 8 or 10 years with weekly repayments, and minimum deposits are lower on smaller models. The exact deposit for each home is shown on its product page.
